Detailed Description:

Awesome hunting ranch in Clay County, Texas, within two hours of the DFW metroplex, and just 30 minutes from Wichita Falls. This property has solid tree cover, good surface water, and a deer camp in place with a 2 BD/2 BTH manufactured house! You’ll find just about every kind of wildlife here for year around sport, plus easy access from a county maintained road!

LAND TERRAIN:

The land has a gentle slope across it that leads down to a draw running west to east across the south side, so it feels primarily flat, with dense mesquite thickets that open up to meadows. Various hardwoods are scattered along the draw and water tanks, including hackberry and elm trees. You could put a food plot just about anywhere you wanted to; the soils will allow you to grow winter wheat. The meadows are natural staging areas. Much of the pasture has ragweed, with a strong undergrowth of native grasses. It has a perfect mix of vegetation to support all kinds of wildlife.

SURFACE WATER:

The ranch has two large water tanks and one small pond, which basically acts as a hog wallow. The two tanks are approximately four acres and two acres in size, and both are located along the draw so they catch lots of rain runoff. The larger four acre tank is also fed by a second draw coming down from the south. While these are shallow tanks and can go dry, normal rains will keep water in them most of the year.

HUNTING:

This property is surrounded on its north, west, and south side by ONE 1,000 acre ranch; a 400+ acre ranch is across the road to the east. I don’t know much about the 400 acres across the road, but I haven’t seen any stands or deer camps from the road or aerial maps, so I believe it has very minimal hunting activity on it. The 1,000 acre ranch has been leased by the same hunting tenant for twenty years, and he only hunts quail on it. This large ranch acts as a hedge of protection and buffer around the subject property, allowing you the opportunity to grow trophy whitetails!

Other game on the ranch includes turkey, quail, and hog. The two large tanks provide great duck hunting in the winter. In addition to being just three miles from the 14,969 surface acre Lake Arrowhead, there is a 35 acre lake on the neighbor to the south of the ranch. These local bodies of water attract lots of ducks, and sometimes Canadian geese, in the wintertime, and the two tanks on the subject property benefit from this.

DEER CAMP:

Located on the north side of the property, approximately 1/3 mile from the public road, is a fenced off deer camp area, where a 2002 Silver Creek Homes manufactured house sits that has two bedrooms, two full bathrooms, and a living room/kitchen/dining room area. It comes complete furnished with two twin beds in each bedroom, couch, table, and appliances (stove, dishwasher, refrigerator). There are W/D hook-ups as well. This home has a CH/A system, metered electricity, and a septic tank in place with two sets of lateral lines. The house got a new asphalt shingle roof, windows, and skirting around it five years ago after a hail storm hit and is in very good condition. It has a Direct TV satellite in place too.

The house does not have metered water ran to it but is serviced by a 1,500 gallon holding tank that can be refilled. This tank sits in an outbuilding and with a pump and pressure tank hooked up, it can easily supply the needs of the house. This outbuilding also has a small covered awning for parking an ATV or mower.

Water is also piped to a second outbuilding, where a sink and additional refrigerator is set up for cleaning and storing game. Water is also piped to a frost-free hydrant on the other side of the house, where 110 amp utilities and a flood light are, so you can have bird dog pens. An older storm cellar is at the camp too.

GRAZING:

There are no active grazing leases on the property, but the owner of the 1,000 acre ranch will cash lease the grazing rights on the property from January to September for $1,000/year, if a buyer is interested. The subject property has perimeter fences on the north, east, and south side, but the west side is open to a 40 acre pasture that is part of the 1,000 acre ranch, so it works well to make a larger 160 acre pasture to graze cattle. If you did not want any cattle on the property, though, the neighbor is agreeable to split the cost of a fence.
