Detailed Description:
This 160 acre farm is in the northwest part of Clay County, west of the Charlie Community at the end of Foyce Rd. It is a narrow piece of ground, but is set up with four different pivot stations so 70+ acres of it can be watered. (There is not a pivot currently on the land, but there was just a couple of years ago.) The water table in this area should be around 50′ deep. Electricity is ran to the wells.
The front 110 +/- acres of the place is in coastal bermuda grass and was used as a hay farm in the recent past. Two large water tanks in this 110 acres will provide water for livestock, if you wanted to run it as a cattle ranch. The rest of the property is mostly cleared and has native grasses, with the exception of a really pretty native pecan grove on the far north end. The trees in this grove are tall and mature and create a very nice wooded area. A small spring fed creek bubbles up and runs through the trees, and there is another small pond as well. Back in this area of the property it is common to see deer and turkey.
The property has barbed wire fences around three sides of its perimeter and a cross fence dividing the 110 acre coastal field from the 50 acres of native pasture. On the north side of this cross fence is a set of pipe working pens and a 60′ x 30′ metal hay barn. The farm is just a half mile from the Red River and sits up high, providing nice views across the river valley and surrounding farms.
