Detailed Description:

This 686 +/- acre ranch is all in one large block, located south of Crowell in Foard County, Texas. It has approximately 291.4 acres of cultivation, 30.6 acres of improved pasture, and the balance, some 356.6 acres, in native wooded pasture land. All utilities are available and on the property already, so this ranch is ready to use.

WATER:

The ranch has the start of Middle Beaver Creek on it, which is a tributary of the Wichita River. Beaver Creek here is seasonal, running water only when it rains. It winds through the ranch for over a mile right down the middle of the property, feeding two large water tanks. When full, the larger of the two will hold approximately 2.5 surface acres of water; the other tank will hold around 2.0 acres of surface water. Both tanks are located in the wooded pasture and provide great places to hunt, or could be stocked for fishing. The ranching tenant uses them to water cattle. A smaller pond is also in the northern part of the pasture.

TERRAIN:

The land has a slight slope running north to south, with the elevation changing approximately 80′ from top to bottom. The fields are flatter than the pasture. In the pasture, there are several ravines, small hills and escarpments that add character to the land. The current hunting tenant has several different feeding stations set up for deer, which utilize the deer’s natural trails between the water tanks and wheat fields. Trees in the pasture are primarily mesquite and cedar, with some hackberries mixed throughout. The native grasses are in good condition and have not been overgrazed; they provide good bedding areas for whitetails. Other plants, such as brume and ragweed, promote the quail population.

HUNTING:

This ranch is in a prime area for deer hunting! There is quite a bit of farm land within a 1.5 mile radius of the property, with treed creek bottoms and blocks of native pasture sporadic throughout too. It is just a few miles in either direction to rougher “break” land, which merge into large valleys and mesas towards the rivers. With the ranch’s water, cover, and wheat land, there is no reason why through proper management and supplemental feeding, you couldn’t consistently grow 150-160 class bucks. It is not unheard of in this area of Foard County to harvest a 170 or larger class buck too!

In addition to whitetails, the ranch will also have year around sport for feral hog and predators. Bobwhite quail and mourning dove will be found in the pasture near the water tanks too, and Rio Grande turkeys are in the area.

AGRICULTURE:

The property has an ag lease on it until 6/30/18, which gives the tenant use of the cultivated fields and pasture, to graze cattle. He plants winter wheat in fields every Fall, which is beneficial to the native wildlife, and runs cattle across the fields and pasture in rotation. This tenant would continue to lease the property, if a new owner wanted someone to help him maintain the property and desired rental income from the ranch.

The pasture is fenced off separately from the farm land, so cattle can be contained wherever you want. The 291.4 acres of cultivation encompasses a total of three fields (137.8, 97.1, and 56.5 acres in size; see map for details), allowing different crops to be grown, like wheat, milo or haygrazer. The 356.6 acres of native pasture is all under one fence, with no cross fences. The soils are classified as “Tillman Clay Loam”, which house grain crops well.

IMPROVEMENTS:

The current hunting tenant has a deer camp set up on the west side, where electricity and Red River water meters are in place. They have several camping trailers at the camp. These trailers, as well as all blinds and feeders, are owned by the tenant and will not convey with the sale.

A set of pipe working pens is on the property. All the fences seem to be in very good condition, with the exception of the north fence, which needs to be re-enforced or replaced. Every side of the ranch has access via a county maintained road, and the property is less than two miles away from a paved road.
