Detailed Description:

This 343 +/- acres is located just west of the old Foard City community on the paved FM 263, in southern Foard County, Texas. It has two farm fields, totaling 220.5 acres (230.01, per FSA), and a 100 +/- acre hunting pasture.

The cultivatable soils are classified as “Tillman Clay Loam” and “Hollister Clay Loam” (both non-irrigated) and are well suited to growing winter wheat or haygrazer. The current ag tenant uses the property for wheat and cattle production, using no-till practice. This is a very clean place, and the tenant has kept the fences and land in excellent condition. He would agree to continue to rent the farm, if a new owner didn’t want to operate it themselves.

The two fields are divided by a long lane, which has a set of pens and trap at the end of it. This allows you to easily move cattle back and forth. A water well is located at the trap, with electricity ran to it to operate a sump pump (pump is owned by ag tenant). Red River community water and electricity are also available along the north paved road. The farm has a total of 5.12 miles of fences, and they are all metal t-posts.

The hunting pasture is in a broad bottom on the east side. It has solid mesquites and cedars across it. Salt Flat Creek funnels water down the east border, and two water tanks have been built along this wash. One of them, in the northeast corner, will hold over two acres of surface water when full, but most of this tank is shallow and it will go dry. With its clay soil base, though, it could be dug out further so that it will hold water better. The other tank is a small pond on the south side.

A hunting tenant is in place that has two feeder pens set up, with two blinds. These improvements will not convey with the sale, as they are owned by the hunter. This area has some really nice bucks, plus turkey, hog, quail, and dove. The farm joins a 7,500 acre ranch on two sides and does not seem to have much hunting pressure around it.
