In a very quiet, private location on the edge of Hawkes Bay’s famous Ngatarawa Triangle; an area renowned for its many outstanding wineries and vineyards, we offer for sale a very interesting and attractive 25 hectare (61 acre) property and residence which is presently developed as a small cattle fattening farm. This property has immense potential; containing as it does soil types and terrain highly suitable for many other purposes, but especially for premium wine grape production. This sale presents a rare opportunity for an investor to acquire an aesthetically attractive property of a useful economic size within a highly sought after area of the Hawkes Bay wine growing district.

The location is Maraekakaho Road about 10 minutes from the city of Hastings and little more from the popular centre of Havelock North. The property is accessed by a long private driveway off Maraekakaho Road, which forms the southern boundary of the well known premium wine grape growing area; the Ngatarawa Triangle. The immediate neighbouring area in front of the property contains a number of very well known vineyards, including the New Zealand and international award wining Sileni Estate Winery (www.Sileni.co.nz).

The property is comprised of two contiguous or adjoining land areas, which lie immediately behind a number of major vineyards. The first is a small homestead block which contains both a comfortable, modern, medium sized home of summit stone construction, built for the owners in 1992. The main farm block which forms over 90% of this 25 hectare property is the largely flat portion of a north facing valley floor, which lies immediately behind the homestead block. This area is an elongated, roughly triangular shaped block, surrounded on three sides and sheltered by gentle limestone pastoral hill country, farmed for sheep and cattle. This main farm block is subdivided into 5 main paddocks with post and batten fences.

At the head of this valley there is a very attractive wooded area together with a wetland, including a substantial willow lined water dam. The dam is a haven for large numbers of wild fowl and provides excellent wild duck hunting for the owners. The largest proportion - approximately 90% of the property, has the soil type common to many of the Districts premium “red metal” soil vineyards; described as Poporangi (Ashy sandy loam on sandy loam. There is a small area of Havelock clayey loam and Ngatarawa sandy loam. Terrain varies from entirely flat to gentle north facing slopes, all highly suited to premium wine grape growing.

This is a special property with huge potential and many options, including (because of its size) further subdivision into 2 titles. Such subdivision would give a new owner the option of building one further, large new residence (together with, if required, two other, smaller houses).
