We offer for sale the outstanding, multi award winning 17 ha Te Awanga Vineyard. Two neighboring 6 ha leasehold blocks which are operated in conjunction with this property are also optionally offered to a purchaser of Te Awanga Vineyard. The property is offered as a going concern with all plant and equipment, the availability of highly competent field management and also the trade marked and highly successful wine label “Te Awanga” which is owned by the vendor; Te Awanga Estate Ltd.
Te Awanga vineyard was the origin of and up until the 2009 vintage, the Hawke’s Bay home of Kim Crawford wines, a brand originally owned and developed by the owners of this property. Kim Crawford wines have become nationally and internationally famous through the award winning wines they have produced over the past 12 years from grapes sourced from Te Awanga Vineyard. From the forthcoming 2010 vintage the vendor (Te Awanga Estate Ltd) will continue wine production under its own well known Te Awanga label as well as selling premium grapes under a supply contract.
Te Awanga is a small seaside settlement about 15 kilometers from the cities of Napier and Hastings, as well as the popular centre of Havelock North. It is one of Hawke's Bays most popular and sought after coastal locations for its scenic and tourist attractions, premium lifestyle real estate, wineries, restaurants and for the internationally famous Cape Kidnappers Golf Course and resort.
The vineyard sits on a sloping terrace accessed from Clifton Road on the coast at Te Awanga. It has a roughly rectangular shape sloping from its northern coastal end boundary, up to the southern end of the property where the cellar door and administration complex enjoys outstanding elevated rural and sea views. The gentle north facing slopes lend the property to being an ideal as a vineyard site, affording maximum sun exposure for ripening.
The 17 hectare vineyard has a total planted area of 15.31 ha established from 1996 to 1998. These are Merlot, Sauvignon Blanc, Chardonnay, Pinot Noir (bottle ripened clone) and Cabernet Franc (full details available).
The two leasehold blocks were fully developed to Chardonnay, Merlot, Sauvignon Blanc and Pinot Noir over a similar period.
Soils are described as over 30cm ash on sandy loam (loess) on pan over gravel at over 60cm and are well proven to be ideal for premium wine grape production. Te Awanga Vineyard and one of the two leasehold blocks have efficient 100mm artesian irrigation bores. Vines are irrigated through an in line irrigation system using individual drippers with an automated computerized control system.
The vineyards enjoy a typical coastal climate with relatively high sunshine hours, warm days and cool nights. This is a micro climate dominated by the cooling effect of daily sea breezes, particularly in summer. Constant air movement results in a particularly healthy growing environment for grape production while the cooling effect results in a relatively late ripening season. The combination of both, together with the ideal soil type, typically results in well ripened, small wine grapes having thick skins and great flavor characteristics, ideal for premium quality wines.
This is in an area of Hawke's Bay historically known to be at relatively low risk of late spring frosts and hail damage, which are a normal hazard to inland growing areas, although in 2007 frosts which adversely affected the vintage were experienced. The potential effect of future frost events could be alleviated with windmills. Ideal sites for these have been identified using temperature monitors and these records will be available to a new owner.
The Te Awanga vineyard has an attractive, architecturally (an award wining design by James Jack) designed cellar door, sales and administration complex which was sited to take full advantage of quite stunning vistas over the vineyard, the remarkably beautiful surrounding countryside and ocean views as far as Cape Kidnappers to the east and the port of Napier to the north west. Not surprisingly this vineyard has become one of Hawke's Bays most popular destinations on the tourist wine trail.
The two level building has an attractive cellar door - tasting room, a catering kitchen, toilets and storage facilities. On the top level is an upstairs apartment with one bedroom, bathroom, lounge and kitchenette. There is an attractively landscaped courtyard and the surrounding lawns with many specimen shade trees are also a popular destination for picnicking wine tourists. The complex has town water supply and a bio effluent system designed on a scale adequate for the eventual construction of a boutique winery adjacent to this building.
