Detailed Description:

This 199 acre property is a great cattle ranch, with a small lake that could be used for fishing and/or hunting. It is located in southern Clay County, just one mile west of Four Corners at the intersection of FM 174 and Old Joy Shannon Rd.

The place is fenced and cross-fenced into two pastures, the north pasture being around 100 acres and the south pasture, 88 acres. In the south pasture, there are approximately 74 acres of beautiful, lush coastal grass that the owner has kept for a hay pasture. All of this grass allows a lot of flexibility with this ranch, depending on whether you wanted to run momma cows or yearlings. If you didn’t want to continue to hay this pasture, it will sure increase your stocking rate to graze it!

Water for livestock is provided by three tanks; one is in the south pasture and two are in the north. The largest of the two tanks in the north pasture holds roughly 3.8 acres of surface water. It is stocked with bass and catfish and adds recreational value to the property. All of the tanks were dug out a few years ago; the 3.8 acre lake was dug out to 15′ and holds water year around. Electricity is ran across the ranch near the lake, so if you wanted to build a cabin, gazebo, or camping area, you would have a nice view of the water.

In addition to fishing, other recreational pursuits can be found in dove hunting around the smaller tanks, and deer hunting along the tree line on the west side. While the land is mostly cleared of trees, there is a nice oak tree lined draw running through part of the north pasture, and trees surround all of the water tanks. The neighboring ranch has a lot of trees on it and most of the west and north fence lines have trees along them, so this property feels somewhat secluded. A couple of corn feeders would be sure to have whitetails coming to them on the property.

Public electricity is available on the east and south sides on the roads. An old water well is by a trap on the north side, but it is not operable due to bad casing. Still, you can drop a rock down in the well and hear a splash. Most water wells in this area will pump around 1-3 gpm. There are several nice building locations on this property, you wanted to construct a house.

Overall, this is a really impressive ranch, with lots of grass, good fences, privacy, and big surface water for this size of a ranch. There are some re-emerging mesquites in the north pasture, which if left untouched, will provide thicker hunting cover in years to come. With improved grass on the south side, and water and trees on the north, you could develop this property over the years to be a multifaceted place, housing the best of both agriculticure and hunting worlds.

(No minerals to convey; the owner does not own any. There is one producing well in the south pasture, along with three tank batteries and an injection well. The oil company keeps this site very clean. The main ranch entrance is on the north side, far from the oil well, so unless you drive into the south pasture you don’t even notice it’s there.)
