Detailed Description:

This 160 +/- acres ranch is a fantastic place for all types of hunting, fishing, running a few cows, and getting away for the weekend. It comes with a cabin, electricity, water well, stocked pond, new fencing, and lots of game!

TERRAIN:

The terrain of this property is mostly level, with a slight slope to it. It is covered in mesquite trees and scattered hackberries. Some parts of the ranch have mature trees and really thick brush, and other parts that were once improved have smaller re-emerging mesquites, around 5′ tall. In the last few years, the owner has selectively grubbed areas of the ranch to stimulate grass growth, for a total of about 30 acres.

HUNTING:

This property sees some really nice bucks moving in and through it and has only been slightly hunted in the past. The owner keeps a corn feeder going in the middle of the property to help hold the deer. There are lots of bedding areas and with a water tank and water trough, deer stay around. Several prime locations on the ranch would allow 5+ acre food plots, where you could grow winter wheat as well.

In addition to whitetails, this ranch boasts lots of quail, turkey, hogs, and dove! The grubbed and thinner treed areas of the pasture create a superb bobwhite quail habitat; last season the owner counted eight different coveys on the place! Nighttime spotlighting for coyotes and bobcats is always fun too, and there is year around sport for feral hogs.

A large half acre water tank is located off of a good draw, which was dug out to 15′. It was stocked with channel catfish, blue gill, and bass in 2012. The fish are fed routinely and provide some summer fun with the kids or grandkids! This tank has a water line ran to it from the water well, so it ever starts to lose much water due to evaporation, it can be refilled by it.

IMPROVEMENTS:

The entrance has a double metal gate; the perimeter fencing has cedar stays, t-posts, and pipe corners, and was built in 2010. The water well is approximately 80′ and is run by a public electricity meter and sub-pump.

A small one room cabin with a several bunk beds and a wall AC unit provides a covered place to lay your head at night. This cabin water ran to it from the water well too; electricity is provided by either the gas powered generator, or a windmill powered generator. The windmill generator’s batteries are not working any more and need to be replaced to function, but per the owner, just a few years ago powered the whole cabin and AC unit easily.
