Detailed Description:

Big whitetails, plus mule deer, stray exotics, wild cat, and feral hog! This northwest Texas hunting ranch is located at the end of a public road, only a mile from the Pease River, and is bordered by large neighbors on all sides with little to no hunting pressure surrounding it. It comes ready to go with a furnished hunting lodge, food plots, and trophy wildlife!

EXCELLENT NEIGHBORS:

The 6M Ranch is a square block of land, roughly one mile wide by one-and-a-half mile deep. It is bordered on its south side by the 1900 acre Copper Breaks State Park, which only allows a few hunters a year to hunt through lottery. Two 3000+ acre ranches join it on the west side, which are not hunted at all, then a 1400 acre tract on the east and a 1700 acre tract on the north, both of which are minimally hunted. The 6M sits in the middle of all this country, in transition from the deep canyons north and east to the river bottoms west and south.

HUNTING:

Deer naturally travel this route from the canyons to the river, and three large food plots on the ranch provide excellent staging areas to hold them here. These food plots are 5.5, 5.0, and 3.5 acres in size. In November 2010, a massive whitetail with a gross score of 187, was taken off of the 5.5 acre food plot. Equally large bucks have seen on recent game camera pictures, estimated to be in the 160-170 class range, along with a some mulies and an elk cow. Stray exotics are not unheard of in this area, and I have personally seen aoudad, red stag, and elk on nearby ranches. Coupled with other native game, such as turkey, hog, javelina, quail, bobcat, coyote, and mountain lion, the ranch boasts a variety of wildlife and year around sport.

WATER:

Three earthen tanks and numerous creek draws provide water for wildlife, namely Monkey Creek, which cuts across the middle of the ranch. There are some springs in this country too. Large draws provide excellent locations to built more water tanks and sloughs.

ROCK CLIMBING:

Bring your 4x4, as the terrain of this ranch offers some great rock climbing! In fact, one of the neighbors to the west, Monkey Creek Ranch, holds public rock climbing events twice a year in the fall and spring, where people from all around bring their modified jeeps and pickups for riding the trails. The 6M Ranch would be suitable to set up with trails too, as it has lots of hills and ravines.

RANCH IMPROVEMENTS:

Secluded from the road on a sloped hill, sits a beautiful ranch lodge, with four bedrooms and one bathroom. The lodge was built in 2008 and has CH/A, a metal roof, tall stone fireplace, lofted game room area, and open kitchen/living room floor plan. It comes furnished with all appliances, including stove, refrigerator, and washer/dryer. The main living area has a large vaulted ceiling. The lodge also has an attached garage, for storing UTVs and equipment, and a large covered porch with a concrete floor. Electricity was ran for over 2.5 miles by poles to get it to the lodge from Highway 6; it has a septic tank and water well too.

MINERALS:

The owner does not own any minerals and has none to convey. There is no active oil production on the ranch.
