Detailed Description:
The property is approximately 50% mesquite cover and 50% open grassland. The grasses on the ranch consist largely of tall bluestem, which create good bedding for deer too.
The properties surrounding the Cornerpost Ranch on the north and west have very dense thickets; to the east is a wheatfield, and to the south is a grass pasture. Lots of deer travel from the thick brush on the west through the Cornerpost to graze the wheat field on the east. There are plenty of open spaces on the ranch where 5-10 acre food plots could be put in as well, to help retain these deer.
A large water tank sits off of a creek wash running through the southwest section of the ranch. This tank holds water most of the year due to the runoff it catches from the creek. The dove hunting is good around the tank, and it also pulls in deer.
The creek channels runoff to the livewater South Groesbeck Creek, which lies just one mile west of the ranch. The Groesbeck Creek region is known for its good deer population, and this tract benefits from it.
There is a water well on the east side, with an electric sub pump. A utility meter is already in place, and rural water is just 1/2 mile down the road, which makes this ranch a good place to build a home too. Other improvements include perimeter fences and public road frontage on two sides.
The Cornerpost Ranch is a good combination of classic Texas ranching and whitetail deer hunting. As a bonus, the owner is willing to convey part of his mineral rights too!
