This is a productive working ranch that offers potential for further development and increased income. The property is cross-fenced across the middle for easy rotational grazing. 90.5 acres is in the CRP program until 2010, which pays the owner approximately $2900/year, and the balance of the ranch is in either improved pasture or fallow fields.

The main pasture on the south side (165 acres) has scattered bermuda grass patches, which could be harrowed to spread the grass throughout further, or the land could be disked and planted to put it back into cultivational use. The soil type is sandy, conducive to winter wheat as a dryland crop. There are two irrigation wells and multiple stations, set-up for a side roll water system.
